With SPECTRA for Windows® property managers can tailor the work order to include all the information a technician might need such as dates and times, work location, required supplies, contacts for the unit, and a detailed description of the work to be completed.
Avoid running low on important inventory items. Property managers can avoid the inconvenience of running low on important stock as the system updates inventory. In addition, when inventory is being entered into SPECTRA for Windows®, the property manager can specify the automatic amount of mark up by inventory item as well as a technicianís labor rate.
Expense work order to a building. Property Managers can now expense a work order to a specific building or charge it to the tenant whom requested the work. A receivable can be automatically created when the work order is posted. Property Managers also have the capability of easily searching through all Work Orders (active, pending, or completed) from a single screen.
Run inventory re-order reports quickly. Running an inventory re-order report quickly establishes what inventory items need to be replenished. With this functionality, property managers can simply create inventory related purchase orders to send to their suppliers. By maintaining records on vendors?product codes and prices, property managers can be sure to always order the correct items for the correct price.
Print work orders by building, by unit or by activity status. This module permits a property manager to instantly access the status of all work orders for a specific maintenance crew to evaluate productivity. Also, with the ability to inquire which parts have been added into inventory and discover which parts are on backorder, property managers are able to provide realistic timelines to their tenants and Owners for the completion of projects.
