Notice of Rent Increase - Manitoba

A landlord is required to give a tenant three full months’ notice of a rent increase in writing. In most cases a landlord is allowed to increase the rent once every 12 months. For more information, refert to the Manitoba Tenancies Branch.
Setup
Building
Enter the date of construction on the Building – Accounting – Other screen.

Enter information on the complex on the Building – Accounting – Residential Complex Screen:

Units
Two fields must be entered on the Units – Basic Info screen:
• Description: enter a brief description of the apartment.
• A Unit Description code is required in the NORI selection process. A Unit Anniversary date can be set up as a Unit Description code, e.g. "December" in the example below, and thereafter used by the Global Charge Changes program to pick only those units with a particular anniversary month.

Enter the services and facilities included in the Basic Rent on the Building – Units – Services Included in Rent screen:

If the unit is exempt from any part of the RTA, enter the reason here.
The Default Item Date will be date assigned to each tenant’s applied credit. It is recommended that both dates be the same.
Tenant
A Rent Increase must exist on the Tenant Charges file.

Procedure
In the Navigation Pane click on Tenant > Start a Task menu, select Notices of Rent Increases > In the submenu, select Manitoba

Double click on the portfolios or building names to transfer them to the select box on the right side of the screen. Alternatively, you may select a portfolio and then click on the Double Right Arrow button to transfer all the buildings in that portfolio or select a building and click on the Single Right Arrow button to transfer it alone.
Click on the Double Right Arrow button to transfer all portfolios or buildings to the selection box.
Click on the single left-Arrow to remove a building or the double left arrows to remove all buildings from the selection box.
Click on Next to progress to the next step of this procedure.

As indicated earlier, a Unit Description code must exist on the Unit file and a Rent Increase must exist on the Tenant File. If your rents are increased on an anniversary date, set these dates up as Unit Description codes, which can then be used by the Global Charge Changes program to pick only those units with a particular anniversary month.
Click on Next to progress to the next step of this procedure.
If you choose this option, all the Regular Charge codes will appear, and you can select all the codes which should be considered as Base Rent codes.


Select the indoor parking charges first, and then the outdoor parking charges. If you leave these fields blank, and the tenants are charged parking, these will be included in the "Other: Parking" amount.
If you give rebates or discounts, select the rebate charge code from the dropdown box. If not, leave this field blank.

Defaults to "Original Notice" or you can select "Amended Notice".
The Landlord information will default to the name and address shown on the Configuration File.
Enter the current guideline percentage for rent increases.


Click on "Finish" to produce the Notices of Rent Increase.
